Descrição: We do work with some institutions but we're predominantly direct letting. Funding is getting harder to raise and we have to look at other ways of doing so - we've done some joint ventures, for example, with banks. We have a programme for 1,200 beds for the next academic year and 4,000 new beds by 2014. Our focus is in London, where rent values have held up. We moved into London two years ago and we've seen a lot of competitors enter the market.
